Looking at the commission on a real estate transaction makes many reasonable people consider listing their homes themselves and just advertising them with a yard sign and on a couple of online sites. If you have a background as a real estate agent or an attorney, this may be a viable way to save money if you have the time to devote to the process.
However, there are MANY reasons that hiring an agent makes sense. For instance, many Sellers don’t know how to negotiate and are completely lost when it comes to the timelines required to successfully sell a home. They may not even have a contract they can use if they sell to an unrepresented buyer. At times, they can make very costly mistakes by forgetting to include important clauses in the contract. If the buyer is represented, they are then going against a professional real estate agent with no representation of their own. This can be a nerve-racking experience, especially since selling a home is an emotional experience to begin with.
